Farm unusually for Cumbria is primarily an arable unit on Grade 2 alluvial soils in the flood plain of the River Eden. The River Eden and a tributary constitute the majority of the farm boundaries. As well as having significant populations of farmland bird species (skylark, lapwing, etc) the farm attracts large numbers of winter visitors (Whooper swans, greylag and pinkfeet geese, snipe) and spring breeders (redshank and oystercatchers) The wetland site which has recently been created hosts some of these at varying times of year together with other wetland flora and fauna.
